==First iteration - moving forward==

SEPAC is incorporating the functions, that are needed by the closest neighborhood, but not implemented into the housing fabric. We can think about it as of a place, where local people go to get basic services. Every day shopping, fitness. Additionally SEPAC incorporates community center (Public Affairs), that is coordinating local events in RDM area, gives administrative support to local community. Public Affairs Center (PAC) is set as an independent entity that manages the SEPAC building. The office space is two story high with independent access, which allows the PAC to rent the upper floor when the employment is reduced and additional income is needed.
  
After the first iteration this project come to a phase in which the initial ideas have to be reconsidered. After many discussions with other studio participants and the tutors, it turned out that many problems have to be addressed, and much work needs to be redone. For now much is done, but it still will not be published. One is sure – SEPAC will be much different, than what was proposed till now. It will not host another auditorium, theatre or exhibition space, because already many projects address those matters. Revitalization through the culture is one thing, but for now it seems that we went far away from what we found out during the tagging and local vision process. From today SEPAC is no more an ''Exhibition and Performance Arts Center''. However some concepts which were developed during the process will be used. Eventually we are heading towards more generative approach in our design process.

The first are the passing by visitors, named the publicity. The second group are the permanent inhabitants of RDM area, who are coming to SEPAC regularly to use it's services and facilities. The third group is called "the sailors", who are the users of Sarah Islands, Veni-Vidi Hotels and other boats coming to SEPAC, due to it's fragmented construction of the square. They are occupying the space longer than the publicity and shorter than permanent inhabitants. However, normal boats like and Vini-Vidi hotels can stay overnight and for a longer time. In time, a scheme for a permanent habitation can be developed, eg. houseboats nested in the SEPAC square.

''SEPAC'' is addressing now more varied audience. And what is more important, it is not another cultural institution on the site, however it includes also cultural program. The space is being used by the private owners, who run commercial activities in a scale, which can benefit from incoming users, but also can exist, being used only by the local society and students on every day basis. This includes commercial space (flexible arrangement - shops), well equipped small-to-mid size fitness club, cafeteria/buffet, bar, billiard and bowling. Also very small office area is proposed, which will be used by the cultural office, supervising all cultural activities in RDM area. At the same time in front of the building a big public square is created. It can be uncovered or partially covered, thanks to the dynamic facade. It is thought to be a scene of everyday activities, but during the days of big events it can be converted into a very specific scene.
